Vernon Hills Keeps Building Restaurants on the Same Half-Mile of Milwaukee Avenue

Drive south on Milwaukee Avenue past Hawthorn Mall on any given weekend and you'll pass construction fencing, a "coming soon" banner, or a grand opening sign strung across a new storefront. It has been that way for most of 2026. A steakhouse. A sandwich chain from downtown Chicago. A vegetarian restaurant that used to be a convenience store. A grocery build-out where Bed Bath & Beyond used to sit. All of it packed into roughly the same stretch of road, all within walking distance of each other if the crosswalks cooperated.

That clustering is not an accident of timing. It is what happens when a mall's outlots and a former dairy farm both come up for redevelopment at once, and every national chain angling for a north suburban Chicago address ends up looking at the same handful of parcels.

The corridor, mapped out

Here is what has opened, and where, along Milwaukee Avenue and Townline Road since 2024:

Every address on that list sits within a few minutes of the intersection of Milwaukee Avenue and Townline Road, the same corner where Mellody Farm anchors its Whole Foods, REI, Nordstrom Rack, HomeGoods, and Barnes & Noble. The mall outlots to the east (Perry's, Yard House, Wild Fork, Cava) and the Townline Road frontage to the west (Mendocino Farms, Honest Indian) are effectively two sides of the same commercial block.

Why here, and not somewhere else in the village

Vernon Hills has plenty of other retail space. Strip centers line Route 45 and Buffalo Grove Road. So why does nearly every new sit-down restaurant and fast-casual chain keep choosing this one corner?

Part of the answer is supply. Hawthorn Mall's east-facing outlots were built for exactly this kind of tenant: standalone pads with their own parking, visible from Milwaukee Avenue, already zoned for restaurant use. Perry's took one in 2024, Yard House took another in 2025, and Wild Fork and Cava split a third. Once a mall commits to outlot leasing, it tends to fill those pads in sequence rather than leave them dark, because an empty pad next to three occupied ones reads as a problem to the next tenant considering the block.

Mellody Farm adds the second half of the pull. It sits on what was previously dairy farmland, redeveloped as an open-air shopping and dining district anchored by Whole Foods Market, and it was built with the kind of pedestrian-scaled outparcels that Townline Road properties like the Honest Indian and Mendocino Farms sites now occupy. The development also backs onto the entrance of the Des Plaines River Trail, which means the corridor draws foot traffic that has nothing to do with the mall at all, just people parking to get on the trail and grabbing a meal on the way out.

Add a third piece: the Marketplace Shopping Center's former Bed Bath & Beyond space is being rebuilt into a roughly 100,000-square-foot grocery store. That is not a restaurant, but it is more evidence of the same pattern. When one anchor tenant leaves a well-located building on this stretch of Milwaukee Avenue, something bigger and more foot-traffic-friendly tends to take its place within the same block rather than somewhere else in the village.

The one opening that skipped the corridor

Not everything new in Vernon Hills has landed on Milwaukee Avenue or Townline Road. Raising Cane's, approved by village ordinance back in 2024, is building out at 320 N. Fairway Drive, a location that has nothing to do with the mall or Mellody Farm. Fairway Drive is where the Vernon Hills Athletic Complex sits, and it is also home to the Memorial Arbortheater, the village's outdoor concert venue.

That is a genuinely different retail logic. Fairway Drive gets its traffic from families heading to youth sports leagues and summer concerts, not mall shoppers or trail users. A quick-service drive-through chain makes more sense parked next to a sports complex than squeezed onto an already-dense retail block. It is the one recent opening that suggests Vernon Hills has more than one commercial center worth watching, even if the Milwaukee Avenue corridor is currently getting all the attention.

What's actually new to try right now

If you haven't been down Townline Road recently, Honest Indian Vegetarian is worth knowing about. The restaurant took over the former Vernon Convenient space at 145 W. Townline Road, right next to Spice Bazaar, the Indian grocery store that has been in that plaza for years. It's run by franchise owners Jay, Lisa, Devendra, and Siddarth Patel, who soft opened the doors in late May and had targeted an official grand opening ceremony timed to India's Independence Day in mid-August. The menu is entirely vegetarian, and the location fills a gap for a part of Vernon Hills with a sizable Indian community that previously had to drive further out for a sit-down option in that style.

A few blocks over, Mendocino Farms opened its doors on April 21, 2026, and the Townline Road location matters beyond Vernon Hills itself. It's the fast-casual chain's first suburban Chicago location, following only two city outposts at Willis Tower and River North. If you've eaten the "Not So Fried" chicken sandwich downtown, it's now a short drive rather than an hour on the train.

And Perry's Steakhouse, one of the corridor's earliest tenants, is still finding reasons to bring people back more than two years after opening. As recently as August 27, the restaurant ran a National Pork Chop Day promotion, a four-course menu built around the dish, a small sign that an anchor restaurant still treats a Milwaukee Avenue location as worth marketing hard rather than coasting on being first to the block.

What this means if you already live here

If you live anywhere near Hawthorn Mall or Mellody Farm, the practical takeaway is parking overlap. Perry's, Yard House, Wild Fork, and Cava share a lot behind the mall, and it fills up fast on weekend evenings now that all four are established. Townline Road is less crowded for now, though that will likely change once Mendocino Farms and Honest Indian both build regular followings.

If your daily routine includes the Des Plaines River Trail, the entrance near Mellody Farm puts you within a few minutes' walk of nearly everything on the list above, which makes a post-trail meal an easy add rather than a special trip.

And if you've been putting off a full grocery run because the Marketplace Shopping Center has felt half-empty since Bed Bath & Beyond closed, that gap is being addressed. The build-out for the new grocery store there is underway, which will bring another anchor back to a stretch of Milwaukee Avenue that has otherwise been thriving.

The village's summer concert season at the Memorial Arbortheater on Fairway Drive wrapped its run for the year, but it's a fixture worth remembering for next summer. Free, family-friendly, and close enough to Raising Cane's once that location opens that the two could easily become a pair for anyone heading to a Thursday night show.

None of this requires you to be house hunting or new to town to find useful. It's simply what's actually happening on the ground in Vernon Hills this year, block by block, address by address.
